Commission

Small: 10m
Medium: 20m
Large: 30m
+ Exterior: (S) 1m, (M) 1.5m, (L) 2m
Estimated completion time: 1 - 3 weeks
*Prices not inclusive of furnishing costs, but you can expect about
(S) 4m, (M) 6m , (L) 8m or so. Do inform if you are on a tight budget.

Payment: 50% upfront, other 50% + furnishing costs after build is completed.
Do take note that my main server is Tonberry, so I do not have access to certain untradeable furnishings if the commission is for another server.
I reserve the right to reject any commissions I do not wish to do, particulary those that require multiple floors or many rooms.Please follow the following format when requesting a commission:

Server the house is located in
Size and type of house (S/M/L) (FC, personal)
Style of design you prefer + colour theme if any (Modern, cabin, cafe, etc)
Rooms you want to include (Kitchen, toilet, etc)
Exterior included? (Y/N)
Must-have furnishings (Message book, summoning bell, NPCs, orchestrion, etc)
Picture references (sending me IRL pictures are recommended for me to understand your preferences more)

I primarily build 1 floor builds, and am able to do almost all designs, although I prefer cozy ones! RP Venues are also welcome!
